Five homes closed in Nevada Trails during April 2026, ranging from a 3-bedroom starter home to a stunning 4,700+ square foot luxury property. Here's a quick summary:

Sale prices ranged from $440,000 to $1,100,000, reflecting the wide variety of homes Nevada Trails has to offer — from well-maintained single-story homes to large, luxury estates in the gated sections of the community.

A few things worth noting:

The Prairie Bluff property sold in zero days on market and closed all-cash — that's as fast as it gets. The Salvadora Place home (the $1.1M luxury sale) was listed at $1,060,000 and sold for $40,000 over asking price in just one day, also closing in under five weeks. Demand for well-priced, move-in-ready homes in this community remains strong.

The Wagonwheel Ranch Way home sat for 245 days before selling at $470,000 — down from an original list price of $498,000. That's a reminder that pricing matters. Homes that are priced right from the start move quickly; homes that aren't will eventually need a correction.


How Nevada Trails Compares to the Broader Las Vegas Market

According to the Las Vegas Realtors' April 2026 report, the valley-wide median sale price for single-family homes was $473,875, down 1.3% from a year ago. Inventory is up 7.7% year-over-year, giving buyers more options than they had in 2025.

The market currently sits at 3.2 months of supply, which still technically favors sellers — though it's trending toward more balanced territory. About 57% of homes valley-wide sold within 30 days, so well-prepared listings are still moving.

Nevada Trails' April sales tell a similar story. The community's price range held up well, and the luxury end of the market showed particular strength — the Salvadora Place sale closing above asking is a good sign for premium properties here.

Nevada Trails continues to hold its value. The southwest Las Vegas location, mature landscaping, and strong school options (Judith D. Steele, Canarelli Middle, Sierra Vista High) keep buyers interested. If your home is priced correctly and shows well, you can still expect strong activity.
