July 2026: Las Vegas Home Prices Hold Firm as Buyers Get More Room to Choose
July gave us one of the more balanced months Las Vegas has seen in a while. Prices stayed strong, homes still sold quickly, and buyers finally have a little more to pick from. If you have been waiting for a clear read on where the market stands, here it is.
Across the valley,1,952 single-family homes closed in July. The median sale price landed at$485,000, right in line with the record-setting numbers Las Vegas Realtors reported earlier this summer. Homes went from list to close in a median of24 days, and sellers collected a median of99% of their asking price. Nearly half of all sales closed at or above list. That is not a market that is cooling off. It is a market that has found its footing.

What is actually driving the market
Two forces are shaping July. First, mortgage rates ticked back up. The average 30-year fixed rate climbed to roughly 6.66% by the end of the month, its highest point in about a year. Higher rates usually cool demand, yet Las Vegas prices held. That tells you how tight supply still is for well-priced homes.
Second, inventory is slowly building. The valley carried around 5,482 active single-family listings in mid-July, roughly the same as a year ago, with about 3.6 months of supply. Most of that new choice is showing up above $500,000. Homes under $500,000 are still moving fast because that is where the most buyers are competing.

I represented the buyer on this one, and it shows what a little patience and negotiation can do. In a month where nearly half of all homes sold at or above list, we got my client nearly $20,000 off the asking price on a well-kept four-bedroom in a solid neighborhood. That is the upside of the extra inventory coming online. When a home sits a bit longer, there is room to negotiate for the buyers who are ready to move.
If you are buying
You have more options than you did in the spring, especially above $500,000. Rates are higher, so run your numbers early and get fully pre-approved before you shop. Well-priced homes under $500,000 still move fast, so be ready to act when the right one shows up.
If you are selling
Pricing is everything right now. Homes priced correctly are still selling in under a month and close to full asking. Overpriced homes are the ones sitting. Clean, stage, and price to the recent comps in your area, and you are in a strong position.
